Prices excl. VAT: 21% Belgian VAT is added to the invoice and can be recovered by VAT-registered businesses. Private individuals not registered for VAT: Essential 60.50 €, Pro 108.90 €, Max 145.20 € incl. VAT per unit per year, and 12.10 €, 21.78 € or 29.04 € incl. VAT per parking space, box or garage.
We take your portfolio over with you: data import and checks, configuration, training for your team. A flat fee based on the size of the portfolio, not a fresh quote every time.

The deliverable. At the end of the mission, every section of Seido is populated with your data and history, and your team runs the tool on its own: buildings, units and documents; owners, tenants and contractors; current leases with rents, charges, indexations and guarantees; opening balances and twelve months of rent and charges history, supplier agreements, bank connection or CODA import; ongoing interventions and contractor directory; users, roles, document templates and notification rules (on Pro and Max, the e-mail connection and the AI assistant's instructions); one onboarding session and one month of support.
What we need from you. Your data in a usable format (export from your current software, structured spreadsheet or read access to your system), a single contact person and the necessary access (e-mail inbox, bank accounts, documents). Any delay on your side postpones the deadlines accordingly.
Out of scope, on quotation. Manual entry of unstructured data (paper, scanned PDFs), history beyond twelve months, specific developments, non-standard third-party integrations and portfolios acquired after signature.

Max adds what you need to manage on behalf of owners: management mandates and fees invoiced automatically, management reports, the monthly accounting file, plus the AI assistant on WhatsApp with your instructions and priority support 7 days a week.
Five spaces count as one unit: 10 € excl. VAT per space per year on Essential, 18 € on Pro, 24 € on Max. The same rule applies to the onboarding tier.
Yes. All our prices are shown excluding VAT, as with most software for professionals. Belgian VAT at 21% is added to the invoice; if your agency is VAT-registered, you recover it. For a private individual not registered for VAT, the price including VAT is 60.50 € (Essential), 108.90 € (Pro) and 145.20 € (Max) per unit per year.
No, there is nothing to add on. The Essential plan covers all rental management without AI; from Pro onwards, the Seido AI assistant is included, with no meter and no credits.
