Terms of Use
Version CGU-2026-v3. Last updated: 6 September 2026.
Article 1 : General provisions and hierarchy of documents
SEIDO is a service offered by UMUMENTUM SRL, whose registered office is at Rue de Grand-Bigard 14, 1082 Berchem-Sainte-Agathe (Belgium), registered with the Crossroads Bank for Enterprises under number 0775.691.974 (VAT: BE0775691974, RLE Brussels). In these general terms of use (the “Terms of Use”), the term “SEIDO” refers to the service offered and/or to UMUMENTUM SRL.
The Terms of Use govern the use of the SEIDO website (domain name seido-app.com) and of the mobile application that complements it (together, the “Platform”). Any registration entails the express and unreserved acceptance of the Terms of Use.
Hierarchy of contractual documents. In the event of conflict, the documents apply in the following decreasing order of priority: (1) the signed Particular Conditions; (2) the Data Processing Agreement (DPA), for everything relating to personal data; (3) the General Terms of Sale (Terms of Sale), for the commercial part; (4) the General Terms of Use (Terms of Use), for the usage part; (5) the policies (Privacy, Cookies). The same order of priority is repeated, word for word, in the three documents.
SEIDO may update the Terms of Use. In the event of a significant change, the Client is informed by e-mail thirty (30) days before entry into force. Continuing to use SEIDO after entry into force constitutes acceptance of non-substantial changes. Any substantial change unfavourable to the consumer requires the consumer’s acceptance; failing that, the consumer may terminate free of charge before entry into force, use of the service not in itself constituting acceptance of such a change.
Article 2 : Description of the product
SEIDO offers property managers a centralised platform combining rental management and the orchestration of related interventions and communications. SEIDO does not replace the Client’s management; the advice provided relates only to the use of the Platform. The Platform is a standard solution that may not meet specific needs.
SEIDO may offer additional services managed by third parties, relating to the optimisation of the use of SEIDO. Any subscription to an additional service entails, where applicable, an update of the price of the Subscription and the acceptance of the terms specific to the additional service. The integration of a paid additional service into the Subscription, and the resulting price update, require the express and prior agreement of the Client, whatever its status. Neither silence nor merely keeping the service constitutes acceptance. For a Client under signed Particular Conditions, that agreement takes the form of a written amendment in accordance with Article 15 of the Terms of Sale. SEIDO may invoice these services directly to the Client.
Article 3 : Parties to the Platform
The Platform mainly involves: managers (and owners), tenants and service providers. The Client undertakes to invite and encourage its tenants and contractors to use the Platform; SEIDO provides clear communication and onboarding tools at the time of each invitation. The Platform allows the manager to keep complete track of its portfolio even in the event of partial adoption by the other parties. SEIDO cannot be held liable for the refusal or under-use of the Platform by one of the parties.
Article 4 : Account creation
To create an account, every user declares under his or her sole responsibility:
- to be at least 18 years old;
- to provide his or her full name, a valid e-mail address and the information required for registration;
- to expressly accept these Terms of Use at registration;
- to ensure the security and confidentiality of his or her credentials. SEIDO is not liable for damage resulting from a failure to protect credentials attributable to the Client.
Article 5 : Plans and term
5.1 Plans
SEIDO offers paid plans, Essentiel, Pro and Max, in the form of subscriptions invoiced per unit and per period, giving access to the features according to the plan subscribed. The details of the plans, the definition of a unit and the current prices are set out in the Terms of Sale (Article 2) and on the pricing page. There is no free plan and no free trial period.
5.2 Term, renewal and termination
The paid subscription takes effect, runs, renews and ends in accordance with Article 6 of the Terms of Sale, which prevails. An objection to renewal is made in writing to the notice address stated in the Particular Conditions or to support@seido-app.com; the Client retains access until the end of the paid period. The provisions specific to consumers (highlighting, right to terminate after renewal, prior information) are set out in Article 6.1 of the Terms of Sale.
5.3 Account deletion
The Client may delete his or her account at any time from the client area or by contacting customer service.
5.4 Discontinuation
SEIDO may discontinue the marketing of the Platform or of an additional service. In that case, the Client is notified by e-mail and retains access for the term of the Subscription taken out, with a minimum notice of one (1) month before final interruption, allowing the Client to save its data. For consumers, such a discontinuation during a period gives rise to a pro rata refund of the paid period not used.
Article 6 : Payment, prices and invoicing
The amounts due are invoiced at the start of each period, by bank transfer or electronically in accordance with Article 4 of the Terms of Sale. The Client agrees to receive invoices in electronic format. Additional services may be invoiced separately. Prices are those in force at the time of subscription; any new price applicable to the renewal period is notified to the Client at least sixty (60) days before the expiry date, failing which the unit price of the elapsed period is renewed, the unit price subscribed being locked until the end of the paid period. The terms relating to prices (display inclusive of VAT for consumers), payment and late payment (separate B2B and B2C regimes) are set out in Articles 3 to 5 of the Terms of Sale.
Article 7 : Suspension and deactivation of the account
In the event of non-payment of an invoice on its due date, and after a reminder, SEIDO may, after a period of fourteen (14) days, restrict the Client’s account to read-only access until full payment of the amounts due; the Client retains access to its data and the ability to export it. Interest and late-payment indemnities are governed by Article 5 of the Terms of Sale. In the event of a breach of the Terms of Use (other than payment), SEIDO may suspend access after notification. Towards a consumer, the regime of Book XIX of the Code of Economic Law (first free reminder and statutory period) applies in any event.
The permanent deactivation of an account for breach takes place after a formal notice sent electronically that remains without effect for fifteen (15) days. No “deactivation fee” is charged to a consumer. If an account is inactive for more than two (2) months, SEIDO may, after informing the Client and in the absence of a response, deactivate the account; no fee is charged to a consumer in that respect.
Article 8 : Personal data
The terms “personal data” are understood within the meaning of Article 4 of Regulation (EU) 2016/679 (“GDPR”). The processing of data is governed by the Privacy Policy, which forms an integral part of these Terms of Use. Professional Clients acting as data controllers also enter into a Data Processing Agreement (DPA).
SEIDO acts as data controller for customer-relationship data (account, invoicing, support, own marketing) and as processor for the data entered by the Client in the context of its management (tenants, contractors, owners, leases, rents, interventions). The Client remains responsible for the lawfulness of the processing of the data it enters and warrants that it has the legal bases and authorisations required with regard to the data subjects.
The Client holds SEIDO harmless against third-party claims resulting from a breach by the Client of its obligations (in particular under the GDPR) or from the data it transmits. Reciprocally, SEIDO holds the Client harmless against third-party claims resulting from a breach attributable to SEIDO itself. Each party bears the costs (including reasonable legal fees) relating to claims resulting from its own breaches; neither party places all of its defence costs on the other exclusively, without reciprocity.
Article 9 : Acceptable use
The Client shall not, in particular, use the Platform to: transmit viruses or malicious content; send unsolicited messages (spam); infringe the rights of third parties; or upload sensitive data within the meaning of Article 9 GDPR beyond what is strictly necessary for management. The Client is solely responsible for the content and data it enters.
Article 10 : Security
SEIDO uses encrypted communications (TLS/SSL) and stores data in a secure environment. Authorised persons are bound by confidentiality. Data is backed up daily, in encrypted form, on external infrastructure. As no mechanism offers absolute security, a residual risk remains in any transmission over the Internet. The Client is invited to keep an up-to-date copy of its data.
Article 11 : Warranties and liability
11.1 Legal guarantee (consumers)
The consumer Client benefits from the legal guarantee of conformity of the digital service (Title VIbis of Book III of the former Civil Code, Act of 20 March 2022 transposing Directive (EU) 2019/770). The stipulations below apply without prejudice to that mandatory guarantee and to the consumer’s other mandatory rights.
11.2 Continuity of service
SEIDO makes every effort to provide a continuous service (24/7) but does not guarantee the absence of interruption (maintenance, hosting provider failure, force majeure). The support service is available on business days from 9:00 to 18:00 (chat, support@seido-app.com, +32 2 315 13 42).
11.3 Limitation of liability
SEIDO is bound by a best-efforts obligation. Its liability is limited to direct damage and capped at the amount invoiced to the Client during the twelve (12) months preceding the event giving rise to liability. This limitation does not apply in the event of fraud, gross negligence, harm to life or physical integrity, non-performance of an essential obligation, damage that the law does not allow to be excluded or limited, or the consumer’s mandatory rights. SEIDO is not liable for indirect damage (commercial loss, loss of contract or profit, damage to reputation), without prejudice to the legal guarantee of conformity (11.1). In the event of conflict, Article 11 of the Terms of Sale prevails.
11.4 Liability relating to interventions
SEIDO acts as a technological intermediary connecting Clients and service providers. SEIDO is not liable for the quality of interventions, damage caused by service providers or their failures; the Client remains responsible for the selection and supervision of service providers.
11.5 Complaints
Any complaint is sent to SEIDO within a reasonable time from the discovery of the event giving rise to it, by e-mail to support@seido-app.com. No complaint period may deprive the consumer of the legal guarantee of conformity or constitute an unreasonably short period within the meaning of Book VI CEL.
11.6 Internet security
The Client acknowledges the characteristics and limitations of the Internet and of mobile applications (relative technical reliability, risks of interception). It is up to the Client to protect its own equipment and data. SEIDO cannot be held liable for a theft of information occurring despite the precautions taken, except in the event of gross negligence or fraud on its part.
Article 12 : Force majeure
SEIDO’s liability is released if non-performance results from force majeure (an unforeseeable, unavoidable event beyond its reasonable control). The mere failure of a subcontractor constitutes force majeure only if it is itself beyond SEIDO’s reasonable control and is not attributable to a failure of choice or supervision on its part; the consumer’s mandatory rights are reserved. Obligations are suspended for the duration of the event; the defaulting party keeps the other regularly informed. If the event persists for more than 30 days, SEIDO may terminate the service; for the consumer, the amounts corresponding to the period not provided are refunded pro rata.
Article 13 : Intellectual property
The trade name, the logos and all elements of the Platform (Platform, databases, pages, content, tools) are the exclusive property of UMUMENTUM SRL. Unless expressly authorised in writing beforehand, the Client is prohibited from copying, reproducing, modifying, publishing, adapting, transmitting or translating all or part of the Platform, from using it for purposes other than those intended, or from assigning its rights and obligations. The use of SEIDO grants the Client a mere licence to use it for the term of the service.
SEIDO may mention its professional clients for promotional purposes, unless they object. For consumer clients, such a mention requires their prior consent (opt-in).
Article 14 : Severability
The nullity or unenforceability of a provision does not affect the validity of the others. The parties replace it with a valid provision coming as close as possible to the original objective.
Article 15 : Governing law and disputes
The Terms of Use are governed by Belgian law; the reference language is French (any translation having only informative value, the French text prevailing). Failing an amicable settlement, any dispute falls within the exclusive jurisdiction of the courts of the judicial district of Brussels, without prejudice to the protective rules applicable to consumers and to the consumer mediation channels mentioned in the Legal Notice and the Terms of Sale.
